Why ranges
±15%
Every line carries a ±15% band. A single number this early is false precision — nobody has opened your walls yet. A range is what the data honestly supports, and it's enough to decide whether the project pencils.
As our closeout data deepens, the band tightens. It never silently disappears.

Printed on every study we deliver, not buried in fine print. Knowing where the numbers stop is worth as much as the numbers.
Site conditions — what's behind the walls, under the floor, or in the crawl space stays unknown until someone opens it up
Permit path and fees — jurisdiction, review timeline, and triggered upgrades vary by city and by plan set
Structural scope — load paths, shear, and foundation condition require an engineer's eyes, not a cost table
MEP and panel capacity — whether your electrical panel, gas line, or plumbing stacks can carry the new load
Code triggers — work that forces unrelated upgrades (egress, ADA, Title 24, seismic) once a permit is opened
